We were hired by a buyer to secure a new location for his office with some challenging requirements. They were not in a hurry, but wanted a good buy with 10-12 offices, and wanted to be east of 72nd Street. They required no visual presence and their ideal all in price was $600K – $800K. They wanted to be able to walk to a bar, coffee shop and dinner. The search took just under a year from contact to close, but we met all of the buyer requirements. The proximity to Midtown Crossing really helped satisfy most of the needs. We had to look way outside the box to meet these requirements, 3535 Harney is actually a single tenant net leased office building, but the current lease is up in June. This puts the ownership in the best possible position at renewal time, if they can come to terms with the tenant they will keep the property as an investment and look for another suitable location. If they can’t come to terms with the tenant, the buyer will move his business into the space. Really a dream scenario for any owner.
